1. What qualifies you to be a Real Estate Professional?
While I am a licensed Realtor and an active member of our local, state and national board of Realtors, my qualifications go much further than that. I hold a number of certifications that include negotiation tactics, investment certifications (to properly represent you in the successful purchase of investment properties) Short Sale negotiations, and much more. Additionally, I am the Managing Partner for my Real Estate firm, which keeps me educated and well versed in local and national trends, professional standards and community outreach.
2. Can I see your formal and written marketing plan for selling my home?
Absolutely! When we meet to discuss listing and selling your home in person, we will cover many things together including a formal, written marketing plan.
3. Do you use a professional photographer?
Yes. This is one of the most important aspects in the marketing and sale of your home. I work only with those photographers that understand what makes the difference and what gets the home sold. I DO NOT work with photographers that try to get tricky by making a room look larger, created a view that isn't actually there or try to make a room look brighter than it is. We need the absolute best representation of the home so that the buyers are excited when they walk in, not disappointed.
4. Do you make a video for the property?
Without a doubt. This is one of the more important things that we can do in this day and age. My videographer will use a combination of video and drone footage, to create the most state-of-the-art video for your home. Depending on the property, we will also use a combination of area footage to showcase the neighborhood and surrounding area attractions.
5. Explain to me about your personal real estate operation.
As the Managing Partner for one of the highest producing Real Estate firms in the greater Los Angeles and Ventura county areas, I have an immense amount of resources available to myself and, in turn, my clients. While I have assistants in the background to support me in numerous ways, my goal is for you to feel that you are always working with me directly and never being "passed off" to an assistant or a team member. Many agents work with a team underneath them, under the guise that they can leverage themselves out more efficiently for their clients. What often happens is that client feels that they have no contact or connection with the agent that they initially interviewed and chose to represent them. I work in the opposite way. I have support behind us to work with the lenders, escrow, etc - while I keep in close and constant communication with you directly. I believe in over communication!
6. Detail for me how you plan to net more proceeds than other agents.
While one of the fundamental and most important parts of the listing and sale process is how I will get people to your home, I believe that what makes the difference is what I do once the buyers are actually in your home. I work to be present for each and every showing - whether or not they have their agent with them. I personally tour each group through your home to properly present your home and show it in a way that you personally, would be proud of. After all - you hired me to actively sell your home, not to simply put a sign in the front yard! Additionally, my ability to guide you through the presentation of offers and select the right buyer/agent combination is of pivotal importance, to ensure that we actually close escrow and not cancel and go back on the market. This is only the beginning of the negotiations that I will guide you throughhrough, step by step.

9. What systems are in place for tracking the activity on my home, and follow up with agents & buyers?
I employ a number of different systems for this. The simple and best analytic out there is for me to communicate with each buyer and agent after the private showings, to gather any and all feedback they have for us. This will always prove to be the most useful, thorough and valuable information. In addition to this, I work with many different websites that track the views, hits, shares or "likes" that show us traffic and activity that we're receiving from our online presence. Continued tracking and weekly updates to you are a focal point of our communication.
10. Can you give me a list of client references to call?
Absolutely. I will always have a fresh list of references for you to call, upon request!
11. What percentage of your business comes from referral?
I work hard for this to be the main part of my business and 85% of my business comes from past clients or referrals.
12. How many people do you speak with each day about real estate?
Given my position within my company and my accomplishments in the industry - I can tell you that at least 90% of the people that I speak with EVERY day, want to speak with me about real estate. The people that I see each day - whether they be clients, friends, colleagues or someone that I've just been introduced to - know that I have my finger on the pulse of the industry and want to know what information I have that may be useful or interesting to them.
13. How many people are in your Sphere of Influence, plus agent list, and how quickly could you promote my home to them?
I truly have thousands of contacts between my Sphere of Influence and my agent contact list. As soon as I have permission from you, I promote your property to EVERY single one of them. The earlier I can do this, the better it is for you and for the sale price of your home!
14. What are some of the things you do that is different than other agents with respect to service and marketing?
I have spent much of my professional career, honing my service skills. You will find that my service - to you and the prospective buyers and agents - is unmatched. I work to continuously educate myself to stay on top of my game and ensure that I am always representing you in the best, most professional manner possible. Additionally, I have studied marketing in depth, both in college and in my professional career, so that I am well versed educated in this field.
